September 14 - Closing Reliability, Save Durability & Marketplace Update

Another Family Office Simulator update is live.

This one is a mix of deeper reliability work and some improvements you can actually see immediately in AcrePilot.

MONTH-END CLOSING & FINANCIAL STATE

I tracked down another edge case that could cause a valid long-running save to fail when closing the month even though the underlying financial state was legitimate.

This was not the same problem as the previous AcrePilot closing fixes. In this case, older Banking activity could leave completely valid cent-level balances that one of the recovery checks was treating too aggressively.

That has been corrected.

I tested the correction against the actual affected player save that uncovered it. The same save can now complete Close Month, save successfully, exit normally, and reload with the corrected state preserved.

The wider financial-integrity work in this build also strengthens save and transaction handling around high-value financial actions, older transaction history, exact-cent balances, and retry/relaunch behavior.

MARKETPLACE / ACREPILOT

• Fixed the Marketplace offering brief layout at 150% UI scale so listing text and representative property information no longer overlap.

• Added representative property imagery for self-storage, single-tenant retail, and medical-office listings.

• Multifamily listings continue to use representative apartment imagery.

• Portfolio imagery is clearly identified as representative rather than implying that one building represents the entire portfolio.

DAYS ON MARKET

Marketplace listings now age by the actual number of days in the simulated month instead of treating every month as exactly 30 days.

So January adds 31 days, April adds 30, February adds 28 or 29 depending on the year, and so on.

Existing saved listing ages are preserved. This change applies prospectively as you continue playing.

OTHER RELIABILITY / PRESENTATION WORK

• Improved literal text handling in Property Management and Mail so player/imported text is displayed safely and consistently.

• Updated the underlying desktop runtime.

• Additional save, quit, reopen, and persistence checks were completed against the packaged and Steam-installed build.

EXISTING SAVES ARE SUPPORTED

You do not need to start a new game.

If you were stuck trying to Close Month, let Steam download the update and try the same save again.

And if something still does not work, please tell me. Screenshots help, and exported saves are even better.

Thank you again to everyone who has been sending detailed bug reports, screenshots, and saves. A few of these problems only showed themselves after a long campaign accumulated a very specific financial history, and the real saves have made an enormous difference in finding them.

Game update9 Sep 2026September 9 - AcrePilot Closing Authority FixAnother AcrePilot closing fix is live. A few players were still able to reach the final step of a valid acquisition, choose their closing terms, and then get the generic: “The requested negotiation action could not be completed from the current authoritative state.” This was a different edge case from the ones corrected in the previous updates. I tracked this one down using an affected player’s…Game update8 Sep 2026September 8 - AcrePilot Closing & Financing Follow-UpAnother Family Office Simulator update is live. A few players were still running into two frustrating AcrePilot problems after the last closing update: • a valid property purchase could still fail with the generic “authoritative state” message; and • Preview / Continue to Financing could sometimes appear to do nothing. They turned out to be two separate issues hiding behind similar symptoms. AC…Game update5 Sep 2026September 5 - AcrePilot Closing & Mortgage Lifecycle FixAnother Family Office Simulator update is live. This one took longer than I wanted. After the August 31 AcrePilot hotfix, a few players were still able to hit the same generic “authoritative state” error even though they had enough money to close the deal. Once I started tracing those saves, it turned out there were a couple of deeper issues underneath that same message. The biggest one involve…
