September 5 - AcrePilot Closing & Mortgage Lifecycle Fix

Another Family Office Simulator update is live.

This one took longer than I wanted.

After the August 31 AcrePilot hotfix, a few players were still able to hit the same generic “authoritative state” error even though they had enough money to close the deal. Once I started tracing those saves, it turned out there were a couple of deeper issues underneath that same message.

The biggest one involved mortgage history.

A property could be acquired with financing and then later be legitimately paid off, refinanced, reach maturity, or be sold. The game was still treating some of that original acquisition mortgage information like the old loan had to remain active forever.

That could make a completely valid later AcrePilot closing fail, or make Close Month fail after something like an early mortgage payoff.

That has been corrected.

I also found a separate closing edge case involving checking balances with cents. A valid cash balance could pass the actual economics of the deal but still get rejected by one of the settlement safety checks because of how the balance was being represented internally.

That has been corrected too.

This update covers:

• Early mortgage payoff followed by Close Month
• Mortgage maturity and balloon payoff
• Refinancing and replacement loans
• Selling a financed property and later buying another property
• Later all-cash and financed acquisitions
• NNN all-cash and financed closings
• Existing saves with older acquisition and mortgage history
• Valid checking balances that include cents
• Save, quit, relaunch and continued month-close behavior after these actions

I tested this against the actual player saves that helped uncover the problem, along with previous-public saves and a much wider packaged-build regression matrix.

Existing saves are supported. You do not need to start a new game.

If you were stuck on an AcrePilot closing, update the game and try the same save and deal again. You should not need to withdraw from the negotiation or start over.

Same thing if paying off a mortgage was causing the next month to fail — update the game and try that save again.

And as always, if something still does not work after the update, please tell me. At this point I would much rather have somebody send me a save for something that turns out to be fine than have a real edge case sitting out there that I do not know about.

Thank you to everyone who sent screenshots, saves and exact reproduction steps on this one. They made a huge difference.

This one is a mix of deeper reliability work and some improvements you can actually see immediately in AcrePilot. A few players were still able to reach the final step of a valid acquisition, choose their closing terms, and then get the generic: “The requested negotiation action could not be completed from the current authoritative state.” This was a different edge case from the ones corrected in the previous updates. I tracked this one down using an affected player’s…Game update8 Sep 2026September 8 - AcrePilot Closing & Financing Follow-UpAnother Family Office Simulator update is live. A few players were still running into two frustrating AcrePilot problems after the last closing update: • a valid property purchase could still fail with the generic “authoritative state” message; and • Preview / Continue to Financing could sometimes appear to do nothing. They turned out to be two separate issues hiding behind similar symptoms. AC…
