Another Family Office Simulator update is live.

This one is mostly about making the office easier to run and making AcrePilot negotiations behave like something the game actually remembers instead of something you have to keep track of yourself.

COMMAND CENTER

The desktop has been reorganized around the new Command Center.

Instead of feeling like a loose collection of apps, the office now has a clearer operating view that surfaces things like dated obligations and unread mail while organizing your available tools as the family office grows.

This is also the direction I want to keep pushing the game visually — less “collection of screens” and more like you are actually sitting at the center of an operating family office.

ACREPILOT NEGOTIATIONS

Acquisition negotiations are now persistent.

If you leave AcrePilot to review financing, switch apps, save and reload, or come back later, the game now preserves the actual negotiation you were in rather than making you remember where things stood.

• Seller counters, your last offer, round count, and accepted terms stay attached to the same negotiation.

• Reviewing financing or pausing to do research does not silently use another negotiation round or reroll the seller.

• Negotiation History now keeps durable records of completed, withdrawn, and failed negotiations.

• Extremely low opening offers now warn you about the risk before they are actually submitted. You can revise the offer or knowingly submit it anyway.

• Accepted purchase prices stay locked through financing and closing.

• If a property closing has already been reserved for the current period, Close Month now stops you from accidentally advancing past it until you complete or release that closing.

• Fixed an annoying offer-entry bug where a valid offer could occasionally be rejected if it was entered and submitted immediately.

Negotiation consequences are still real. Sellers can reject an offer or walk away. The difference is that researching a deal should be safe, while an actual negotiation decision should have a clear and lasting consequence.

UNIT TURN CHOICES

Basic, Standard, and Premium Unit Turns now explain the tradeoff before you approve the work.

You can compare cost, project duration, and the modeled lease-up support each scope provides:

• Basic: no additional lease-up support
• Standard: +5 percentage points to the monthly placement attempt after completion
• Premium: +10 percentage points

That support improves the probability of placing a tenant; it does not guarantee one, and total placement probability remains capped at 95%.

You can also choose the scope for the current approval without silently changing the property's normal default.

QUALITY & UI POLISH

• The tenant-row action in Rent Roll now says View instead of the ambiguous Open.

• Negotiation History handles larger numbers of records much more cleanly and lets you reach older records without crushing the cards into unreadable columns.

• Important single-action milestone cards now use the normal gold primary-action treatment.

• Improved keyboard focus and modal spacing, including high UI-scale cases.

• AcrePilot returns to the top of the selected offering when you re-enter it, and several detail views received readability and spacing cleanup.

Existing saves are supported. No new game is required.

A lot of this update came directly from watching where players were getting confused, losing context, or asking perfectly reasonable questions about what a button or choice actually did.

As always, keep that stuff coming. If something makes you stop and say “why the hell does it work like that?”, I want to know about it. 😄
