Another Family Office Simulator update is live.

A few players were still running into two frustrating AcrePilot problems after the last closing update:

• a valid property purchase could still fail with the generic “authoritative state” message; and
• Preview / Continue to Financing could sometimes appear to do nothing.

They turned out to be two separate issues hiding behind similar symptoms.

ACREPILOT CLOSING / 1031 EXCHANGE CREDIT

I found a closing case involving an in-game 1031 exchange credit.

The acquisition itself could debit the correct cash, apply the exchange credit, and produce consistent balances, but one final settlement-journal check was still expecting only the gross cash-to-close movement.

That meant a perfectly valid closing could get rejected after a prior qualifying property sale.

That has been corrected.

The game now reconciles a legitimate exchange credit as part of the completed settlement while still requiring the player to have enough cash to fund the purchase before any credit is applied.

FINANCING SCREEN

I also found a separate financing-access problem.

A valid checking balance could occasionally contain a tiny internal decimal representation difference after normal gameplay. The amount displayed to the player was correct, but the financing screen could reject that value before Preview Financing or Continue to Financing even opened.

That has been corrected too.

Current checking balances are now safely interpreted to the cent for this purpose, while purchase prices, historical transactions, settlement evidence and other financial authority remain strict.

EXISTING SAVES

Existing saves are supported.

If you were stuck on an AcrePilot closing or clicking Preview / Continue to Financing did nothing:

• update the game;
• reopen the same save;
• try the same deal again.

You should not need to withdraw from the negotiation or start a new campaign.

One of the reports included an especially useful reproduction sequence: start Standard, assume the inherited mortgage, sell the inherited property, advance, and then attempt another acquisition. I was able to reproduce that failure and verify the corrected path through Steam before release.

Thank you again to everyone who sent exports, screenshots and exact reproduction steps.

Those saves have been incredibly useful for finding the weird states that are almost impossible to manufacture intentionally.

If something is still stuck after this update, please let me know. Keep the save if you can — I would much rather investigate another edge case than assume it is the same one.
