August 12 - Refinancing & Loan Integrity Fixes

This update fixes several issues in the refinancing and mortgage systems.

Refinancing now uses the property’s current operating income consistently when determining lender eligibility, calculating DSCR, previewing the loan, and completing the refinance. This fixes cases where a property could be denied based on older NOI figures or where the DSCR shown before closing could change dramatically immediately afterward.

Refinance terms are also rechecked when you confirm the transaction. If the property economics or loan terms have changed while the refinance window was open, the game will stop the transaction and ask you to review the updated terms instead of closing with stale numbers.

Existing mortgage DSCR now uses the actual contractual monthly payment, so it will no longer appear to improve simply because the outstanding principal balance has declined.

I also corrected an issue with mortgage prepayment lockouts. A loan that is still inside its contractual lockout period can no longer be refinanced or paid off early as though the restriction had a $0 penalty.

Thanks again to everyone sending detailed examples and saves. A couple of these were buried pretty deep in the financing logic, and the reports made them much easier to track down.
