August 12 - NNN Vacancy & Re-Leasing Fix

Family Office Simulator · published

Another player report turned into a bigger problem than I expected.

Sammy had an NNN property sitting vacant for more than five years. After digging into it, I found out that once an NNN property lost its tenant, it could actually lose its path to ever getting another one.

So yeah, five years was definitely more than bad luck. 😂

That is fixed now.

Vacant NNN properties now have their own leasing process in Property Management.

You can:

• Set the asking rent between 70% and 130% of market rent
• Lower the rent to improve your chances of finding a tenant
• Ask for more rent if you are willing to accept a slower lease-up
• Use Leasing Coordinator capacity to provide an additional follow-up after a failed market attempt

The tradeoff is real. If you lower the asking rent and a tenant signs, that lower amount becomes the actual lease rent.

Market conditions also matter. Leasing is easier during stronger markets and harder during corrections and crashes.

I also fixed the old showing/interest messages so they only appear when an actual leasing attempt happened. The game should no longer tell you people are touring a property that has no real path to getting leased.

Existing saves are supported. If you already have a vacant NNN property, you do not need to restart.

Thanks again to Sammy for bringing this one back up. This was a good catch.
